Moceri & Roszak plans 190-unit apartment tower on Loop parking garage site

The tower would include nearly 7K sf of retail space for 3 tenants

Nearly a year after Chicago development firm Moceri & Roszak first floated plans to build an apartment high-rise on the site of a parking garage near Millennium Park, the firm is wooing retail tenants with fresh details.

A marketing brochure released by Baum Realty shows renderings of a glassy tower that would sit 190 apartments on top of 6,580 square feet of ground-floor retail at 50 East Randolph Street, according to Curbed. The retail space would be divided into three sections measuring between 1,900 and 2,500 square feet each.

The project would not need zoning approval from the city to move forward. In January, the firm’s Thomas Roszak told Crain’s the building could be completed as early as 2020.

A half-block north of the site, another developer earlier this year proposed building an 81-unit mixed-use building on a parking lot at 171 North Wabash Avenue.

Roszak & Moceri recently sold the 33-story Linea apartment tower they completed last year at 215 West Lake Street for $121 million, according to property records.
