New dev condo developers closed the biggest residential deals in Chicago last week, claiming four of the top five spots on the list. Belgravia Real Estate led the way with two deals at its “Renelle on the River” development, totalling about $4.4 million. Sulo Development and the Enterprise Companies also got on the list, with each closing a deal near $2 million. Spec home developer Landrosh Development LLC sold the only single-family home on our list.

1109 W. Washington St., Unit 6C | $2.38M | Near West Side
Sulo Development, developers of the Hayden West Loop, closed on a three-bedroom unit. The condo unit features oversized windows and private outdoor space. The apartment went into contract in December. Amenities include 38-foot-wide kitchens, full-time door staff, outdoor space and two parking spots. Timothy Sheahan and Mark Icuss at Compass are marketing the building.
403 N. Wabash St., Unit 5B | $2.28M | Near North Side
The biggest deal to close in the last week is a $2.17 million trade at 403 N. Wabash St. Unit 5B features three bedrooms and 3.5 bathrooms spread across 2,500 square feet. The condo unit sold at $909 a square foot. The full-floor unit at Belgravia Real Estate’s 50-unit development called “Renelle on the River” features a terrace and a host of amenities. Pricing at Belgravia’s condo starts at $1.3 million, with penthouses on the market for over $3 million. Belgravia’s in-house sales team closed the deal.
403 N. Wabash, Unit 4B | $2.15M | Near North Side
Belgravia closed out the neighboring unit the same week, though the price was slightly lower. The dimensions are virtually the same as 5B, and the new buyer has access to 24-hour staff, a state-of-the-art fitness center and a dog run. Belgravia’s in-house sales team closed the deal.
1211 S Prairie Ave #6201 | $1.89M | Near South Side
This One Museum Park unit went for roughly $650 a foot. The apartment features three bedrooms and three bathrooms spread across 2,500 square feet. Residents at the 62-story tower have access to the museum campus, sweeping views of the skyline and indoor-and-outdoor pools. The building was developed by The Enterprise Companies and was designed by the late Pritzker Prize-winning architect Zaha Hadid. The Highrises Team at Compass is selling the South Loop building.
2116 W Leland Ave | $1.87M | Lincoln Square
This new-construction home built by Landrosh Development features six bedrooms, a bonus room and 4 bathrooms on an oversized lot in Lincoln Square. Amenities include a large outdoor entertaining space and custom cabinetry. The home was listed by Marta Kazmierczak with Berkshire Hathaway HomeServices KoenigRubloff. Corinna Holzner of Baird & Warner represented the buyer.
