Chicago luxury sales pick up the pace in early February

Luxury sales are starting to pick up again after a sluggish January.

Closed sales so far this year hit their lowest point last week, when sales of the top five priciest homes toted a measly $6.4 million.

This week’s most expensive homes captured an additional $10 million compared to last week, bringing the total to $16.4 million. Luxury sales haven’t grossed that much since mid-October.

All of the properties on this week’s list are single family homes on the North and West Sides.

Price and property details were found on Redfin, from Jan. 31 to Feb. 7.

25 E. Cedar St. | $5.45 million | Near North Side
This five-bedroom home, built in 2016, in the Gold Coast is loaded with amenities. Those include a media room, wine cellar, a heated terrace with a pergola, and a penthouse with a recreation room and rooftop terrace. Jameson Sotheby’s International Realty broker Timothy Salm had the listing. It was bought with Rupinder Kaur of Coldwell Banker Residential Brokerage.

2215 W. McLean Ave. | $2.85 million | Logan Square
Studio Dwell Architects custom designed this modern home, built on three lots in Bucktown a decade ago. In addition to five bedrooms, it features a steam room, sauna and gym, plus a large outdoor area with multiple yard and deck spaces, a meditation courtyard and an in-ground pool. It previously sold for $2.75 million in July 2016. Jeff Lowe of Compass represented the buyer and seller in the Jan. 31 sale.

1434 N. Mohawk St. | $2.8 million | Near North Side
This 7,000-square-foot home in Old Town was built in 2002 and rehabbed in 2018. It has five bedrooms, five fireplaces, six outdoor decks and a rooftop terrace. It previously sold for $2.1 million in early 2013, before the extensive renovation. The seller in the Jan. 31 sale was represented by Ronda Fish of Jameson Sotheby’s International Realty and the buyer was represented by Hayley Westhoff of Compass.

1953 N. Dayton St. | $2.8 million | Lincoln Park
Built in 1896 and rehabbed in 2007, this two-story blue brick house has four large bedrooms, dual walk-in closets and a library. There are also front and back patios and a zen garden. It previously sold for $3.3 million in August 2016. Jon Crocilla and Rodolfo Zavala of Coldwell Banker Residential had the listing. It was purchased Feb. 6 with Crocilla.

2163 N. Oakley St. | $2.5 million | Logan Square
Six bedrooms and 4.5 baths comprises this nearly 6,000-square-foot home custom built by Noah Properties in 2014. Its amenities include a teppanyaki grill, theater room, sauna, heated outdoor lap pool and a 2,100-square-foot roof deck. The house was built in 2014, when it was purchased for $2.65 million by the previous owner, who listed it with Tara Furnari of Weichert, Realtors – First Chicago. Alfredo Medina of Kale Realty represented the buyer.
