Skyscraper units at Trump International and Legacy at Millennium among 5 priciest sales this week

Three of the five priciest luxury residential sales in Chicago this week were condominiums, which had been sorely underrepresented on the list for weeks.

Two of the condos were in skyscrapers, including a 60th floor unit at the 72-story Legacy at Millennium Park in the Loop and a 64th-floor unit at the 98-story Trump International Hotel & Tower on the Near North Side.

The 2,450-square-foot Trump International unit sale — which penciled out to $557 a foot — comes amid an overall drop in prices at the luxury high-rise. Sales of condo units in the first half of 2020 averaged $566 a foot, down 42 percent from the same period two years ago and 25 percent from 2019, according to a recent report.

The two single-family houses that made the list this week were both new construction properties: A Lincoln Park townhome that was the most expensive and a 4,700-square-foot Lakeview house.

Together, the five properties totaled $12 million, a sharp increase from last week’s $7.2 million tally but still below the prior week’s $13.4 million.

Price and property details were found on Redfin from Aug. 15 to 21.

1141 W. Lill Ave. | $4.7M | Lincoln Park

Built last year, this townhouse is more than 6,700 square feet, with six bedrooms and 5.5 bathrooms. The deal was $698 a foot. The building is on a 40-foot lot and includes a three- to four-car attached garage. There are 12-foot ceilings on the main level and 11-foot ceilings upstairs. The home includes a roof deck. Kevin Wood of @properties had the listing while Brad Lippitz of Compass brought the buyer.

1110 W. Schubert Ave. #402 | $2.5M | Lincoln Park

This condo unit is on the top floor of a four-story building that was delivered this year. The sale pencils out to $731 a foot. The unit has five bedrooms and five bathrooms spread across 3,385 square feet. The unit has an outdoor area and includes two vehicle spaces in the garage. Kevin Wood of @properties had the listing and Elizabeth Ballis of Compass represented the buyer.

60 E. Monroe St. #6001 | $1.7M | Loop

This 60th floor condo unit at Legacy at Millennium Park has three bedrooms and three bathrooms acros 2,436 square feet. The deal worked out to $706 a foot. The 72-story tower was built in 2010. The unit has unobstructed views of Lake Michigan, Millennium Park and the skyline. There are floor-to-ceiling windows, electric blinds throughout and wide plank hardwood floors. Anthony Madonia of @properties had the listing and Thomas Bezanes of Compass brought the buyer.

4342 N. Hermitage Ave. | $1.6M | Lakeview

Another new construction single-family home, it was delivered this year and has six bedrooms and six bathrooms. The house is 4,700 square feet, pegging the sale at $345 a foot. The home has 10-foot ceilings and a family room that overlooks a patio/yard with a fireplace. There is a two-car garage. Compass’ Jeff Lowe had the listing and brought the buyer.

401 N. Wabash Ave. Unit 64E | $1.5M | Near North Side

This 64th floor unit in the Trump International Hotel & Tower skyscraper is 2,754 square feet with two bedrooms and three bathrooms. The price pencils out to $527 a foot. The building opened in 2008, and the unit has been upgraded and improved. The sale price was about 5 percent below the Redfin estimate. Chezi Rafaeli of Coldwell Banker Residential had the listing and brought the buyer.
