The Chicago office of Duke Realty Corporation has secured a long-term lease agreement with a snack food manufacturer for a development in the village of Bellwood, Illinois.

The new 299,520-square-foot development will be built on 19 acres at 110 North 25th Avenue, ReJournals reported. The lot, which is located minutes away from O’Hare International Airport and close to other thoroughfares and rail lines, has the potential to bring in a variety of interested tenants.

“As finding conveniently-located, modern distribution space continues to be a challenge for tenants, so is finding a strong labor force. Our planned facility meets both demand drivers,” Susan Bergdoll, senior vice president and regional leader for Duke Realty’s Chicago, Minneapolis and Indianapolis operations said when the company announced the facility in May. “Projects like this accommodate potential tenants’ requirements for new warehouse space close to airports, interstate highways, and rail yards in a community with a robust talent pool.”

Bellwood Mayor Andre Harvey said the new development will benefit the village by creating more job opportunities and generating a positive economic impact.

The new facility, which will come out to almost 300,000 square feet, is scheduled to be completed in early 2022.

“As this new client’s customer list continues to expand to globally-recognized retailers and wholesalers, they needed additional space in close proximity to their manufacturing facilities to meet the added demand for their products,” Josh Bauer, Duke Realty’s vice president of leasing and development in Chicago, said in the latest release. “Our newest, state-of-the-art facility in the Village of Bellwood expands our new client’s distribution network beyond its current manufacturing facilities and allows for further growth in an emerging and welcoming community with a diverse workforce.”

Once completed, the distribution center will feature 36 feet of clear height, 30 dock doors and parking for 85 trailers and 345 vehicles. The facility will also be built to LEED certification standards.
