More $2M-plus condos coming in West Loop building that hasn’t broken ground

Construction of the Embry on North May Street will start at end of the month

The developers of a planned West Loop condominium building that hasn’t yet broken ground have priced more than 30 units at $2 million or more.

Sulo Development says all but one of the 36 units not yet under contract at the Embry, at 21 North May Street, carry that price tag, Crain’s reported. Two penthouses haven’t yet been priced, 11 more are under contract for $2 million or more and another 11 are under contract for less.

Sulo plans to start building it the end of this month. Crain’s said 30 West Loop condos have sold for $2 million or more in the past two years. The only neighborhoods with more units in that range are Near North, which has 81, Streeterville with 39 and the Loop, with 37.

Available Embry units include three-bedrooms starting at $2.3 million and four-bedrooms that begin at $2.8 million. They range in size from 3,600 to 4,400 square feet. The only available unit in the building offered for less than $2 million is a 1,828-square-foot two-bedroom listed at $1.27 million.

The Embry will have doormen in addition to amenities such as fitness areas, a dog run and an owners’ lounge.

“The two biggest requests we get from buyers looking to make the West Loop home are views and amenities,” Mark Icuss of the Embry’s sales team told Crain’s. It will be taller than others in the area, offering clear views of the Chicago skyline.
