Three condos listed at Waldorf Astoria in Gold Coast

Asking prices are $5.5M, $4.6M and $9.6M

Three condos are hitting the market at the ultra-luxury Waldorf Astoria building in Chicago’s Gold Coast.

A four-bedroom, six-bathroom penthouse on the 58th floor that’s being leased for $47,000 a month is asking $96 million, while a three-bedroom on the 40th floor is priced at $5.5 million and another the same size on the 31st floor is seeking $4.6 million. The penthouse spans 5,600 square feet, while the other two are 4,000 square feet.

Condos have had a challenging year in Chicago, where buyers flocked to the suburbs for more space during the pandemic. Despite several notable sales, such as the record-setting $20 million deal at Trump Tower in March, the market lags behind Chicago’s single-family market in prices, and condos spend more time on the market, on average, than detached single-family homes.

Deanne Thomas, of Deanne Thomas Luxury Properties, the agent for the $4.6 million and $9.6 million listings, declined to comment. Julie Harron of Jameson Sotheby’s International Realty, the agent for the $5.5 million unit, didn’t respond to a request for comment.
The Waldorf Astoria, built in 2009 at 11 E Walton St., includes 51 condos on the upper floors and a hotel on the lower portion. Condo owners in the 60-story building get access to the hotel’s amenities through a fee in their association assessments. Most units are half a floor, offering 180-degree views.

The three listings join two others that hit the market last month. A $13.3 million penthouse has been on the market since May 18, while a penthouse seeking $15 million, near the top of the Chicago market, was relisted on May 5 after undergoing renovations.

The city’s highest-price condo is a 7,500-square-foot full-floor penthouse on the 65th floor at One Bennett Park in nearby Streeterville that’s asking just over $15 million.
