362-unit apartment tower eyed for West Loop

GSP Developers, Golub & Company unveil updated designs, 72 affordable

A tower planned for the West Loop could bring more than 350 apartments to Chicago’s business district.

Co-developers GSP Development and Golub & Company unveiled designs for 362 apartment units above 1,700 square feet of ground-level retail space at 301 South Green Street, Chicago YIMBY reported. The building is expected to be 404 feet tall.

Studio units will account for 40 percent of the rental apartments, one-bedrooms will make up 35 percent and the remaining 25 percent will be two-bedroom units. In order to comply with ARO guidelines, the development will have 72 affordable units and the developers will contribute $3.26 million to the Neighborhood Opportunity Fund.

Goettsch Partners is designing the high-rise with a folded curtain wall exterior on top of a masonry base. The podium will have folding garage-like doors that help create an indoor/outdoor retail patio that will be used during the warmer months. The podium will also include a 129-vehicle parking garage with parking for 251 bikes.

Less than a mile away, Riverside Investment & Development and Blue Star Properties have proposed building a 198-unit apartment building at 566 West Van Buren Street that will also include 2,500 square feet of retail space on the ground floor.

GSP and Golub will now have to request a zoning change that would allow for a second conversion to a planned development designation. The Chicago Plan Commission, the Committee on Zoning and the City Council will also have to approve the plans.

There isn’t a projected completion date for the $166 million building yet.
