The party’s over for Avalon Banquets.
Seefried Properties is buying the hall’s 4.5-acre lot at 1905 East Higgins Road with plans to demolish the structure and build a new 81,400-square-foot light industrial warehouse, the Daily Herald reported. The project will be built on spec.
Elk Grove Village’s Mayor Craig Johnson said the banquet hall will remain in operation until the end of the year and contracts for events this year will be honored.
Seefried submitted a petition to the village to rezone the property from its current use as a business property to an industrial use that would allow for construction on the warehouse to begin.
The banquet hall’s entrance is on the side of the building that fronts Higgins Road with a parking lot running along Busse Road, but the new plans take the opposite approach.
The new building’s entrance will front Busse Road, and a row of fenced in trucking docks will line the rear of the building along Higgins Road.
Village officials reviewed initial building evaluation plans, but they haven’t been publicly released. The rezoning petition still needs to go before a public hearing of the planning commission. A date hasn’t been set for that hearing, but Johnson expects the village will be able to issue a final decision by the end of this year.
Seefried initially reached out to the village about the banquet hall property last year when officials were trying to secure redevelopment plans for the two properties across the street. The Phoenix/Hunters nightclub and shuttered Days Inn motel have since been demolished and village officials are in discussions with a developer to buy the combined site.
