A local developer is one step closer to adding more housing and commercial space to the West Loop.

Mavrek Development filed a zoning application for a project at 1016 West Jackson Boulevard, just north of the University of Illinois Chicago campus, Urbanize Chicago reported. The tower would replace a five-story office building and parking lot. The zoning application also included a second site facing West Adams Street on the other side of the alley behind the first site, but no formal proposal has been revealed.

Mavrek has requested the West Jackson Boulevard site be rezoned to DX-7 from DS-3, with an overall planned development designation.

In accordance with ARO requirements, 74 of the 370 residential units will be marketed as affordable housing. Affordable units will be priced for those earning an average income equal to or below 60 percent of the area median income.

BKV Group was tapped to design the 28-story building. It’s set to have ground-floor retail, 370 residential units and parking for 125 vehicles and 350 bicycles. Designs show a four-floor podium at the base of a 295-foot-tall, L-shaped structure. Parking will be located on the second and third floors, and will include an amenity deck on the fourth floor.

The project will now go before the Committee on Design, Chicago Plan Commission, Committee on Zoning and the City Council.

Last month, Mavrek Development, along with GW Properties, Luxury Living Chicago Realty and Double Eagle Development, secured a $102 million loan to build a mixed-use tower in Streeterville. The project will feature mostly luxury apartments — a total of 248 units — with 40,000 square feet of offices and street-level retail.
