Movers: Bradford Allen subdivides loft leasing duties and more

Marc Rutzen gets hands-on with proptech Fortress, Greenstone moves into Milwaukee

➤  Downtown Chicago office brokerage Bradford Allen split up loft leasing duties in a new approach for the agency.

Craig Nadborne, who’s been with Bradford for 15 of his 30 years as a commercial real estate professional, will focus specifically on leasing loft spaces.

The move allows Nadborne to lean into his specialty as a loft broker, and frees up dealmakers such as Anduy DeMoss, Bradford’s downtown agency team lead, to emphasize leasing multi-tenant office towers for landlords requiring an entire suite of services offered by the brokerage.

“Loft has always been a focus at Bradford Allen, but as our downtown agency practice
has grown, launching a dedicated team of loft specialists was the best way to continue
delivering first-class service to our agency clients,” DeMoss said.

Nadborne’s new assignment will have him paying close attention to the buildings at 626 WEst Jackson Boulevard, 900 North Franklin STreet, 224 North Des Plaines STreet, 404 South Wells and 412 South Wells street. Those are added onto his current assignments at 162 West Hubbard Street, 415 North Dearborn Street, 808 North Cleveland and 314 West Institute Place.

➤  Michael Lirtzman’s Colliers leasing team won a new assignment in the East Loop office market. Lirtzman and his colleague Marina Zelenkova were tapped by PGIM Real Estate to oversee leasing at 55 East Monroe Street, a 49-story, 1.3 million-square-foot office tower.

On the asset management side of the business, Colliers team led by its Chicago COO Phil Stafford is taking over property management duties for the building, which opened in 1973.

PGIM is planning upgrades to the building’s common areas such as its lobby, conference center and other amenity spaces in the coming months, though it didn’t say how much it plans to spend.

“The common area upgrades, combined with Colliers’ creative service offerings that align with our goals for 55, will solidify its position as a high-quality asset that will remain competitive well into the future,” PGIM’s Cathy Marcus said.

While Rutzen is a Walker & Dunlop chief product officer, he’s becoming the chief marketing officer for Fortress as part of Walker’s November investment in the company aimed to accelerate its growth.

Fortress creates property management software solutions to all sorts of issues landlords need resolved on multifamily and commercial properties, the firm says.

Rutzen previously founded the proptech Enodo, an automated underwriting platform for the multifamily sector.

➤  Last month, Savills welcomed longtime area broker Ivan Boone to its Chicago office. The 30-year industry veteran was previously with Frontier Commercial.

Boone has represented tenants working across all segments of the market, including in searches of office, retail, industrial and vacant land assets.

Savills leadership pursued him in part because of his ability to mentor younger brokers and new real estate professionals.

➤  Also last month, Chicago-based midmarket commercial investment sales brokerage Greenstone Partners pushed into Milwaukee, hiring away a broker from Cushman & Wakefield.

Kristian Sydow joined Greenstone as the brokerage also works to make more deals in Kansas City amid an effort to grow into “synergistic Midwest markets,” the firm’s CEO Danny Spitz said.

Previous to jumping from Cushman, Sydow worked as a retail team member for JLL.
