Habitat’s West Side affordable housing development scores permit

The organization secured $19.5M in bonds to back the project

A 92-unit affordable housing development is moving forward on Chicago’s Near West Side.

The city issued a permit earlier this month for a building at 1325 South Washtenaw Avenue in Douglas Park, records show. The project is being funded with up to $19.5 million in bonds from the Illinois Housing Development Authority, according to an agency document.

Chicago’s The Habitat Co. is developing the site. Four years ago it received approval from the Chicago Plan Commission for the 332-unit Ogden Commons mixed-use complex on eight acres at Ogden and Talman Avenues. It wasn’t immediately clear whether the permit issued for 1325 South Washtenaw Street was for part of that project or for an additional phase. Habitat didn’t return a request for comment.

The property was once home to the Chicago Housing Authority’s Ogden Courts East and Lawndale Complex public housing facilities that were demolished in the early 2000s; the project seeks to replace those lost affordable housing units while providing housing for employees of nearby Mount Sinai and movie studio Cinespace.

Habitat is also the developer behind the $100 million 43 Green, a multifamily project at 4308 South Calumet Avenue that Mayor Lori Lightfoot has celebrated as an example of transit oriented development.

Another project poised to add more affordable housing to Chicago’s West Side is Interfaith Housing Development’s 43-unit, four-story development at 414 Central Park Boulevard in East Garfield Park.

Separately, the Chicago Plan Commission approved plans last week for The Community Builders and The Boar Company to build a six-story, mixed-use building that will include affordable housing at 4715 North Western Avenue in Lincoln Square. In Rogers Park, development group Housing For All has proposed a $30 million, six-story affordable housing project.
