Baird & Warner adds affiliate, expands suburban office

Brokerage has grown suburban presence, with several new offices set to open

As other companies tied to residential real estate sales volumes cut back on staff and expenses to ward off the worst potential blows of a recession, one of Chicago’s oldest brokerages is adding some new blood as it seeks to capture more suburban market share.

Baird & Warner, a brokerage founded in Illinois 167 years ago, is adding a 16-agent team from 2GetMoving Realty in Minooka,, a far southwest suburb of Chicago. Steve Engel, managing broker of Baird & Warner’s Plainfield office, will oversee the newly renamed 2GetMoving/Baird & Warner office in Minooka.

The addition was made as the company expands its offices in northwest suburban Schaumburg and builds a new suburban headquarters in Naperville. Baurd & Warner also recently opened offices in Berwyn, Illinois, and Naples, Florida, with the latter serving as its first outside of the Chicago metro area. The Berwyn location also includes a community resource center to educate first-time home buyers.

“Despite today’s rapidly-changing real estate market, which faces the challenge of rising rates and low housing inventory, Baird & Warner has maintained its financially-responsible position to allow us to grow our teams and provide the support and high-tech tools to not only stay active, but also thrive,” said John Matthews, Baird & Warner vice president of residential sales.

The moves speak to a company concentrated on growth despite a slowing housing market. Other Chicago-based brokerages are focusing on much of the same, with both @properties and Berkshire Hathaway Home Services Chicago telling TRD earlier this year they would still plan for opportunities to grow their companies as the market slows.

This fall, Baird & Warner also announced an expansion to Naples, Fla. – Baird & Warner’s first location outside of the Chicagoland area. And late last month, Baird & Warner started construction on a new 15,000-square-foot, build-to-suit office in Naperville that will serve as the home base for up to 500 agents when it opens next year.

In Schaumburg, the company is expanding its offices to 21,000 square feet after outgrowing a previous space, with the new build-out set to open in February.

Founded in 1855, Baird & Warner has 2,500 associates in 29 offices in Illinois and Florida as well as mortgage and title companies.
