Elgin approves multi family  subdivision  

280 units spread over 14 buildings, 24 acres in northwest suburb

The Elgin City Council recently approved plans for a multifamily subdivision.

Plans for Seasons at Elgin call for 14 two-story buildings accounting for 280 units, with a range of studio to three-bedroom units on a 24-acre site, reported the Elgin Courier-News. Elgin’s Fiduciary Real Estate Development, led by Brett Miller, is the developer of the project at the southwest corner of Randall and Hopps Roads.

The city’s Planning and Zoning Commission required the developers to conduct in-depth analysis of its potential effect on traffic after the initial proposal last fall. It was feared by residents and officials that the Chicago suburb wasn’t equipped to handle the influx of residents to the project, but a research team led by Kenig, Lindgren, O’Hara & Aboona Inc. confirmed “the results of the capacity analyses indicate that the existing roadway system will generally have sufficient reserve capacity to accommodate the traffic that will be generated by the proposed development,” the Courier-News reported.

To further ease traffic concerns, a three-lane cross section will be implemented near the site at the intersection of Hopps and Randall Roads.

Amenities for Seasons at Elgin include a dog park, a clubhouse and pool, a fitness center and a car wash service. There will also be a mile-long path around the property.

The Elgin City Council has recently approved several other development projects, including  Avalon Trails Townhomes – a 23-building community, ranging from three to seven units. The projects are a shift from Elgin’s historically low housing inventory levels, as one commissioner noted.
