Palmolive condo deal for $5.2M marked last month’s priciest

Some steadiness came to Cook County’s condo market in April after sales nearly doubled the previous month as the spring selling season got underway.

Carrie McCormick with @properties bagged last month’s priciest condo sale in the area, with a $5.2 million sale of a 32nd-floor unit in the Palmolive Building, where there’s currently a crowd of high-end sellers that have been forced to make cuts from their asking prices. Jennifer Ames of Engel & Volkers was the buyer’s agent.

While April’s priciest condo sale in Cook County and the median condo sale price both jumped from March’s figures, there was a slight decline in total deal and dollar volume. April’s total dollar volume was $660 million across 1,739 deals, down slightly from March when sales volume reached $671 million across 1,796 deals.

April’s median condo sale was $285,500, up nearly 4 percent from March’s median of $275,000.

A South Shore building claimed last month’s priciest sale per square foot. A 735-square-foot condo at 6730 S. South Shore Drive listed by Brenda Curtis of Curtis & Associates Realtors sold for $825,000 at a price of more than $1,122 per square foot to lead the metric. The buyer’s agent was Redfin’s Wanda Austin-Wingood.

Rounding out the top five priciest condo sales last month after the Palmolive unit were deals for $2.9 million deal at 132 East Delaware Street; $2.8 million at the St. Regis; $2.3 million for the penthouse at 305 South Racine Avenue; and $2.1 million for a unit at 415 East North Water Street.
