A demolition permit has been issued to clear the way for a new multifamily development in Edgewater.
The permit is tied to Jody Libman of Trianon Development and Moments Notice Services, Urbanize reported. Pending approval, the development at 5745 North Broadway Street is slated for a five-story building with 42 units and ground-floor retail.
The site, located in Chicago’s North Side area, will also feature 21 parking spaces on the ground floor. No renderings have been released since rezoning isn’t needed, but other details include balconies for each unit and a rooftop deck. None of the units are required to be reserved as affordable housing.
The property comprises a one-story auto garage building and an adjacent parking lot. Bridges Excavating will handle the demolition, while the development team seeks the issuance of the new construction permit, the outlet said. The timetable for the project is unknown.
Other notable projects in Edgewater include a pricey condo deconversion at 6166 North Sheridan Road. Becovic Management Group recently paid nearly $32 million for the 28-story, 154-unit Granville Tower, with plans to convert the site into a rental property. However, the deal could fall through if Becovic fails to attain adequate funds.
Elsewhere on North Broadway Street, Bickerdike Redevelopment Corporation aims to transform the former Department of Streets and Sanitation office into an 11-story, 90-unit residential building, with all of the units being reserved for renters who earn 60 percent of the area median income.
