A Lincoln Square apartment project has been brought back from the dead with a new developer at the helm.

Developer THNS LLC, led by principal Vu Trieu, is seeking a zoning change from 40th Ward Alderman Andre Vasquez to allow for the construction of two buildings with a mix of apartments, live-in studios and commercial space at 5035 North Lincoln Avenue, Block Club reported.

A previous redevelopment proposal at the site — which formerly held a strip mall before that was demolished in 2019 — was approved by former Alderman Pat O’Connor. But the two-building apartment project has been on pause since 2020, after the last developer went bankrupt.

TNHS’ plan calls for a five-story apartment building on the northern half of the property, featuring approximately 47 units, with 20 percent designated as affordable housing. The project could possibly include commercial space and a 15-car parking garage. It would be in addition to construction set to to be completed for apartments proposed as part of the same project just to the north of the site being eyed for the 47 units.

Vasquez attributes the renewed interest in the area to his push for the Lincoln Square Arts District, creating a vision that extends beyond individual buildings to shape the community.

The developer is also eyeing a transit-oriented development designation due to the site’s proximity to the Western Avenue bus and Brown Line stops. Market-rate rents for four-bedroom apartments could reach $5,300 per month, while affordable units are projected to be within the $1,100 to $1,750 range, the outlet reported.

The southern half of the property’s existing construction is set to be completed under prior zoning, with work beginning as soon as this week and completion expected in six to eight months. For the northern half, pending zoning approval, construction could commence in the spring and take approximately a year to complete, the publication said.

Concerns about potential disruptions to parking and traffic were raised during a recent community meeting. THNS LLC assured coordination with the Department of Transportation to minimize inconvenience, while keeping neighbors informed about limited street and alley access.

Neighbors are invited to review the proposal and provide feedback until Nov. 28 through Vasquez’s community zoning website. Trieu mentioned that the preliminary design is subject to change based on community input.
