Listing hits market as potential buyers sour on North Side neighborhood

An heir to the Red Bull brand fortune could give wings to Chicago’s challenged Gold Coast mansion market. 

A six-bedroom, nine-bathroom property at 52 East Bellevue Place that spans just under 10,000 square feet was listed for $7.9 million on Monday.

Jiravat Yoovidhya, the son of the energy drink’s founder Chaleo Yoovidhya, who died in 2012, bought the property for $7.5 million in 2017, Cook County property records show. Jiravat’s wife Supatra Yoovidhya is also listed as an owner.

Grace Sergio of @properties Christie’s International Real Estate has been tapped to market the property.

The couple appears to be moving on from the Gold Coast, where sellers have struggled to recover the cash they’ve put into their properties in recent years.

Stagnancy has defined the Gold Coast as of late. Many homes listed in the area for $4 million or more have sat on the market for more than 100 days — whereas homes in Lincoln Park have been quicker to sell.

Yet the luxury market on Bellevue Place has recently become an outlier by drawing buyers more quickly. Two high-end mansion sales have closed in the neighborhood in recent months, and both of them are on smaller lots than the Yoovidhya’s home, according to Serigo and public listing data.

They include a nearly $5.7 million sale of 69 East Bellevue that closed in February after the 2022-built home was initially listed last year for $6.1 million; as well as a $4.9 million sale of 105 East Bellevue that closed this week, after it was originally listed for rent at $26,000 per month on February 22. It last sold for $4.8 million in 2020.

“The Gold Coast is getting stronger and stronger as evidenced in the last two recent closings,” Sergio said.

She didn’t disclose why the Yoovidhyas are selling, but is boasting about the home’s entertainment capacity, five outdoor decks, including a rooftop and a top floor deck with a fire pit and two grilling stations, plus three wet bars.

According to the listing, the mansion was built in 1885 but was gutted and rehabilitated in 2016 by Noah Properties. Such an undertaking is not uncommon on the Gold Coast.

Buyers tend to be more enchanted by the area’s historic standing as the home of Chicago’s most powerful people, but many high-end home shoppers have shifted their focus to Lincoln Park as well as more modern, new properties in neighborhoods such as Bucktown in recent years.
