Nitti Development facing opposition to Schaumburg multifamily

A multifamily development is in the works for the site of a farm in Schaumburg, after 20 years of attempts to develop it, but it is facing pushback from the community.
Elmhurst-based Nitti Development has proposed 357 rental units across 32 low-rise buildings for the 33-acre parcel off Meacham Road near Algonquin Road, Crain’s reported.
Owned by the Loeber family since 1948, there have been several failed attempts to develop single-family homes on the land. Nitti’s proposal, which the Schaumburg planning commission will consider next week, would comprise two-story buildings along the edges and three stories in the center.
Some residents are opposed to the project because of concerns over its impact on traffic, flooding and compatibility with existing single-family neighborhoods, the outlet reported. With a density of about 11 units per acre, the proposed development exceeds previous village goals and would strain infrastructure, they argue. Residents are instead advocating for lower density or a split development, with higher density closer to Algonquin Road, and single-family homes to the north.
Schaumburg Mayor Tom Dailly previously suggested a split development but did not comment on the current proposal. The Loeber parcel is the last large undeveloped land in Schaumburg and represents an opportunity for the village to address housing needs.
The developer is proposing a modern farmhouse style for the development, characterized by steep roofs, a combination of shingle and board-and-batten siding and pillared porch roofs.
Since 2017, Schaumburg has approved development of about 2,000 rental units. So far, over 800 have been completed, with hundreds more in planning or construction stages.
Another major development in the works in Schaumburg is UrbanStreet’s redevelopment of the former Motorola headquarters site, which will include 300 apartments alongside retail and restaurant spaces.
