A limestone-clad mansion in River North’s Kingsbury Estates sold for $7.2 million, setting a price record for a neighborhood that just two decades ago was better known for parking lots than penthouses.

The 10,800-square-foot home, at 445 West Superior Street, sold Thursday in an off-market deal, Crain’s reported. It was listed in February for $7.5 million and went under contract to buyers nine days later, listing agent Carrie McCormick of @properties Christie’s International Real Estate told the outlet. The sale price comes out to $663 per square foot.

The sellers were identified in public records as Margaret and Christopher Duhon, who held the property in a land trust. The buyers have not yet been identified, and McCormick declined to comment on the buyers and sellers.

Built in 2012, the home spans four floors with seven bedrooms, an elevator and multiple outdoor spaces. 

A penthouse-level room opens onto a rooftop garden with a checkerboard lawn, hot tub, outdoor kitchen and pergola-covered lounge areas. Additional outdoor space is spread across two other terraces, including a covered patio with ceiling heaters. Interior features include arched doorways, limestone finishes and a family room that opens to a rear terrace with a built-in grilling station.

The sale is the highest on record for Kingsbury Estates, a 20-block residential enclave west of Orleans Street that emerged in the early 2000s, following the decline of Montgomery Ward’s warehouse and catalog operations nearby. The area has since been redeveloped into a concentration of high-end single-family homes.

Only a handful of homes in Kingsbury Estates have sold above $4 million, with former Chicago Bulls player Jimmy Butler and Michael Jordan’s ex-wife Juanita Vanoy among them. Some listings in the neighborhood have pushed above $6 million in recent years, but none closed above $5 million before this deal.

Citywide, the transaction ranks as the seventh-priciest home sale so far this year. Of the six sales  ahead of it, just one — the $9.2 million sale of a Glencoe estate — is not a downtown condo.
