A Lincoln Park home set on a double lot hit the market last week at just under $7.2 million, asking more than 30 percent over its last trade in 2022.

The six-bedroom, seven-bathroom mansion at 2043 North Clifton Avenue spans 7,800 square feet for a list price of $918 per square foot, according to public listing information.

The property last sold for just under $5.5 million, or $700 per square foot, in March 2022. The listing reflects price growth in the Lincoln Park neighborhood, which has become a favorite for high-end homebuyers and developers of luxury single-family homes and condos

The tree-lined home on Clifton Avenue sits on a rare 62.5-foot-wide lot — two-and-a-half times the size of a typical 25-foot-wide Chicago lot — allowing for three outdoor spaces including a garage rooftop, another rooftop deck and a yard the size of a standard city lot. It also features a large multi-purpose room currently set up with a private rock climbing wall and basketball court.

Marco Mejia, a broker with Lucid Realty, has the listing. Mejia declined to comment.

The home was listed publicly last week. It is unclear whether it was marketed privately before going public, but private listings have become more common in Lincoln Park, where demand for luxury homes is strong. Luxury inventory often sells quickly, especially at the right price.

There are only three publicly listed homes priced higher than the property on North Clifton Avenue: a 13,400-square-foot home on North Kenmore Avenue listed at just under $10 million ($746 per square foot) and two speculative builds — one at 1865 North Fremont Street asking $8 million ($1,067 per square foot) and another on Cleveland Street that just cut its ask slightly to $7.5 million ($1,364 per square foot). Both of the new builds are set to be completed next year.
