A former PepsiCo research campus in Barrington could soon give way to gated luxury housing.
Vintage Luxury Homes is seeking approval to redevelop the property at 617 West Main Street into an 88-home community called The Claremont, the Daily Herald reported. The Barrington Plan Commission is scheduled to review the proposal at a public hearing Tuesday.
The development would rise on the north portion of the 94-acre site, which previously housed a 265,000-square-foot PepsiCo R&D facility for testing Gatorade and other beverages. It closed in 2022, and Vintage plans to demolish the structure.
Lot sizes would range from 10,000 to 20,000 square feet, with most falling between 10,000 and 15,000 square feet. Village officials said development would not extend past Hidden Lake, which bounds the southern portion of the property.
Vintage, led by founder and president Joe Elias and development director Brooke Elias, is billing the project as a resort-style luxury community focused on custom homes and high-end shared amenities. The development won’t include a golf course, but it will aim to replicate the feel of a country club through amenities like clubhouses, pools, spas, cafés and sports courts.
This would be Vintage’s fourth development in the Barrington area, following Hidden Lakes, Enclave and Sundance in nearby South Barrington. Elias, a Barrington High School graduate who lives in the area, said the firm is continuing to invest in its longtime home base.
Village staff did not immediately indicate a timeline for approval or construction. If greenlit, the development would add a sizable luxury housing pocket just minutes from downtown Barrington and within reach of key suburban job centers.
The median home price in Barrington is over $600,000, according to Redfin. A 70-acre estate in Barrington Hills turned heads when it hit the market for $20 million last year.
