Blufftop Winnetka home trades in 2nd-priciest deal this year

$11M lakefront sale adds to run of 8-figure trades on Sheridan Road

Winnetka’s high-end streak is unstoppable this year.

A lakefront mansion sold for $11.4 million, making it the second-priciest residential sale in the Chicago area so far this year and one of several recent big-ticket trades along the North Shore, Crain’s reported.

The seven-bedroom, 15,800-square-foot home at 765 Sheridan Road sits on 1.3 acres with 100 feet of private Lake Michigan frontage, asking about $722 per square foot. The property has a pool overlooking the bluff, a four-car garage and an outdoor kitchen, with interiors that feature layered millwork, beveled mahogany floors, glass doors and a Chagall-inspired mosaic ceiling.

The seller, Morris Silverman, bought the land in 2003 for $5.78 million and completed construction in 2005. He listed it a year ago for $18 million, eventually cutting the ask to just under $12 million in late February. The home went under contract within two weeks of the price adjustment. 

Cook County records do not yet identify the buyer, and @properties Christie’s International Real Estate agent Annie Flanagan, who represented the buyer, declined to comment.

Listing agent Jena Radnay of @properties told the outlet the home is loaded with features that “could never be replicated today,” likely citing Winnetka’s recent restrictions on new construction atop bluffside lakefront properties. That zoning shift may have played a role in the home’s marketability, offering what is now a harder-to-recreate lakefront footprint.

This is the second Winnetka home to close north of $10 million in less than a month, and it’s one of three among the five most-expensive Chicago-area home sales this year. The priciest sale to date is another Winnetka mansion, at 973 Sheridan, which sold in June for $12 million.

The year is on pace to be record-setting for luxury sales in the region. In just the first six months, 76 homes in the Chicago area sold for $4 million or more, a half-year high that could put the market on track to surpass 2022’s all-time record of 136 such sales.
