A Hinsdale mansion brought in the highest sale price in the wealthy Chicago suburb in over a year, even after taking a 20 percent cut from its asking price.
Excluding lakefront North Shore towns, the Elm Street deal in Hinsdale marks the priciest inland suburban home sale so far this year in Chicagoland, aside from a Barrington home featured in the hit TV show “Empire” that sold for $6.5 million. Yet that deal only closed after the home spent a dozen years on the market and originally listed for nearly $16 million.
The Hinsdale mansion at 818 South Elm Street, with seven bedrooms and eight-and-a-half bathrooms, sold for $5.9 million on Sept. 11. The 16,000-square-foot home sits on a tree-lined 1.27-acre lot that includes a swimming pool.
Coldwell Banker’s Dawn McKenna and Lauren Walz represented the property’s seller, and Alexandra Shaban of Jameson Sotheby’s represented the buyer. Both declined to comment on the deal. The house was previously owned under a land trust that obscures the owner’s identity. The buyer is not yet reflected in public property documents.
The South Elm Street house was initially listed at $7.3 million in August 2024, testing the upper end of the market for the high-end western suburb. It came off the public market in December 2024 and was not listed publicly again before selling.
The ultimate sale price of $5.9 million makes it the most expensive sale of the year in Hinsdale and among the priciest so far this year in Chicago’s western suburbs. The last Hinsdale sale to surpass the Elm Street home’s price closed in June 2024.
Hinsdale was ranked the 8th wealthiest suburb in the U.S. according to a July GOBankRates analysis, The Real Deal reported. It had the highest year-over-year home value growth among the country’s wealthiest suburbs in May 2025, with the total average home value reaching about $1.2 million on an 8 percent year-over-year gain.
Many of the top western suburban sales this year have been in Hinsdale, including a $4.9 million house on South Park Avenue, a $4.7 million estate on County Line Road and a $4.5 million house on East 6th Street.
Two homes have fetched prices above $7 million in Hinsdale: A 17,600 square-foot mansion sold for a record $7.7 million in 2021, and an off-market sale brought in $7.5 million in 2022.
