Leo Birov Lists Spec Home at Site of Mansion he Just Bought

Developer Leo Birov is planning what will likely be two new houses on the site of a lakefront Kenilworth mansion that he bought for $6.8 million last month. 

Birov, whose wife and business partner Milena Birov was the buyer’s agent on the transaction, confirmed in a voicemail to The Real Deal that he was the buyer of the property and the developer of an upcoming spec mansion that went on the market this week. The Birovs operate Heritage Luxury Homes, which develops and sells mansions on the North Shore. 

The Birovs could not be reached for further comment. 

The new listing at 501 Sheridan Road in Kenilworth, first reported by Crain’s, is for an 11,000 square-foot mansion on one of two lots the previous house occupied. The planned mansion has seven bedrooms and nine bathrooms, and is asking nearly $6 million. 

The listing advertised a 0.56-acre lot, which matches the smaller of two parcels the previous house was on, according to Cook County records. That parcel faces Sheridan Road and does not have lakefront access. Construction is expected to be completed next year, according to the listing.

It’s likely that the second parcel, which is 0.93 acres and has lakefront access, will be the site of another new development, but there hasn’t been a listing for a second house at the location.

The current house at the address, an 11,000 square-foot estate with five bedrooms and nine bathrooms, was built in the 1960s and expanded in 2006. It was last owned by the late Robert and Yadelle Sklare, and the sale was managed by their family. 

When the house sold last month after major price cuts, the listing agent, Jameson Sotheby’s International Realty’s Nancy Nugent, said the buyers would likely tear down the house for new construction. Most potential buyers who made offers on the house were also interested in tearing down, Nugent said.

The property entered the private market in 2021 asking $14 million. It underwent several price cuts before its final listing price of $7.7 million, and it eventually closed for $6.8 million. 

The sale price makes it one of the most expensive houses sold in Kenilworth in recent years. One mansion on Sheridan Road brought in a record $11.75 million in 2020, and another Sheridan Road property sold for $9.5 million in 2021.

Heritage Luxury Homes is marketing another spec mansion in Glencoe asking $5.7 million. 

A home developed by the Birovs sold for $4.7 million in Glencoe in June, and they have sold at least two new homes in Wilmette: A $2 million Sunset Drive home in 2024, and a 9,000 square-foot French Colonial house on Michigan Ave for $4.8 million in 2022.
