High-end buyers spread the wealth across Chicagoland in February

Luxury sales included a record-setting Kane County horse farm and a swift Lincoln Park deal

Chicagoland’s luxury residential market picked up steam in February after a slow January, as buyers chased down the region’s few turnkey properties.

Deals over the $5 million mark spanned from the city center to the far western suburbs, showing that wealthy buyers remain willing to spend big for the right property, whether it means an expansive equestrian estate or a historic city mansion.

At least four properties traded for more than $5 million in February, compared to just two homes in that tier that traded in January. Read on for a breakdown of the biggest deals.

Leader of the pack

A Lincoln Park mansion at 1964 North Burling Street sold for its full $6.5 million asking price, cementing it as the highest-priced home sale in Chicago so far this year.

The sellers, Madison Dearborn Partners vice chairman Tom Souleles and his wife, Cia, found a buyer after just a week on the market last fall. The five-bedroom, 6,800-square-foot Italianate home was built in 1883 and later restored by developer Fred Latsko.

Sitting on an extra large lot, the property features a lawn, patio and rooftop decks. Colette Cachey Smithburg and Joelle Cachey Hayes of @properties Christie’s International Real Estate had the listing, while Keith Brand of Berkshire Hathaway HomeServices Chicago represented the buyers.

The sellers bought the home in 2002 for an undisclosed amount, and they later purchased the adjacent property to expand the footprint to nearly the size of a double lot. 

Renovated gold

Just south in the Gold Coast, a 7,600-square-foot home at 1438 North Dearborn Street sold for $6 million.

The sellers, Zurich Insurance executive Kristof Terryn and his wife, Kimberly, took a 13 percent discount from their initial $6.9 million asking price. They bought the home for $2.7 million in 2021 before undertaking the major renovations. The 19th-century limestone facade hides an essentially brand-new interior, which was gutted and rebuilt two years ago by luxury builder Environs Development, according to listing information.

The four-story home features an open-concept layout, a glass-enclosed gym with a sauna and a three-car garage with a car lift. Kevin Wood of @properties Christie’s International Real Estate represented the sellers, while Compass’ Emily Smart LeMire brought the buyers.

Elburn horse farm shatters Kane County record

In the far western suburbs, a 151-acre horse farm in Elburn sold for $5.75 million, easily setting a new record for Kane County.

Robert Cummings, managing director of Wind Point Partners, and Annette Bacola sold the property at 197 North Schneider Road after more than two years on the market. They initially listed the sprawling estate in September 2022 for $7.4 million, listing records show. The couple bought the 42-acre parcel containing the main house in 2010 for just under $2 million, later assembling the rest of the 151-acre spread.  

The Prairie Style main house, built in 1994, has six bedrooms and large windows overlooking the pastureland. The property comes with a guest house, pool, a six-stall barn, riding arenas and a helicopter pad. Compass agents PK Johnson and Wes Ingold represented the sellers. Michael LaFido of the Luxe Group represented the buyer.

Winnetka buyers pay a premium for turnkey

In the North Shore, the lack of move-in ready inventory pushed buyers to pay well over asking for a Winnetka mansion before it even hit the public market.

The 9,000-square-foot stucco Colonial estate at 674 Hill Road sold for $5.6 million, marking a 32 percent premium over its $4.25 million asking price. The sale price included furniture, an added bonus for buyers looking to avoid the hassle of outfitting a massive home. The sale marked a massive leap in value from the $1.5 million the sellers paid in 2014, preceding an expansion and update designed by Morgante-Wilson Architects and James Thomas Interiors.  

Jena Radnay of @properties Christie’s International Real Estate, who represented the buyers, said the deal underscores the fierce competition for high-quality properties in Winnetka. The home sits on a 1-acre lot near the Indian Hill golf course and includes six bedrooms, six bathrooms and an unfinished coach house.
