Winnetka lakefront mansion lists for nearly $30M

Mortgage executive’s estate could test North Shore’s surging luxury market

Winnetka’s ultra-luxury housing boom may have another record contender waiting in the wings.

A lakefront mansion owned by Interfirst Mortgage CEO Dmitry Godin and his wife, Victoria, is poised to hit the market with a $29.9 million price tag — just shy of the $30 million threshold recently shattered twice in the North Shore village, according to Crain’s, which first reported the listing. The seven-bedroom estate sits on nearly 2 acres at 319 Sheridan Road with 137 feet of Lake Michigan frontage.

The property is marked “coming soon” on listing sites, but agent Jena Radnay of @properties Christie’s International Real Estate told the outlet that the home has quietly circulated on the private market for roughly the past year. 

Altogether, the compound includes about 25,000 square feet of interior space spread between the main blufftop mansion and a second structure near the beach, equating to an asking price of about $1,196 per square foot. The property features both indoor and outdoor pools, a boathouse-level gym and a network of terraces overlooking Lake Michigan.

The home was previously listed in 2021 for $24.8 million — about $5.1 million less than the current target.

“The market has shifted,” Radnay told the outlet, noting that the owners tested the market before prices began climbing into the $30 million range.

Those new highs arrived last year. In September, a Winnetka lakefront estate sold for $31.3 million, setting a local record that lasted only weeks before another property closed for $32.5 million in November.

Radnay, who brokered both deals, suggested the Godins’ property could be next to push the market’s upper limits.

The estate’s design also includes features that would be difficult to replicate today. Exterior photos show a blufftop pool and spa just steps above the lake, with a staircase descending toward the beach and a separate lakeside structure topped by a terrace with an outdoor fireplace. An underground tunnel connects the gym to the main house.

Those elements have taken on new significance since Winnetka adopted stricter lakefront construction rules in 2024 following controversy around billionaire Justin Ishbia’s massive shoreline mansion project. Radnay said such lake-adjacent amenities are now zoned out.

The Godins assembled the property over time, buying the main parcel in 2013 for $12.7 million and later acquiring a neighboring inland lot for $2.1 million.
