Kenilworth lakefront mansion trades off-market for $11M

Sale of home at 233 Sheridan Road is third-priciest on record for village, amid North Shore luxury surge

A Kenilworth lakefront mansion quietly sold in December for $10.5 million, notching one of the highest sale prices on record in the village. 

The home at 233 Sheridan Road sold in an off-market deal on Dec. 31, according to a deed recorded this month. The price for the 8,700-square-foot home came out to $1,207 per square foot. 

The buyer is a land trust that shields the buyer’s identity. The seller is Thackeray Lane, a Delaware LLC. The deed lists Robert Knight as the manager of Thackeray Lane. 

The home was built in 2020 by Heritage Luxury Homes, a prominent North Shore luxury builder led by Leo and Milena Birov. Leo Birov paid roughly $5.9 million for the parcel in 2018. Birov demolished the existing structure and constructed the seven-bedroom, nine-bathroom home on the 0.6-acre lot. The finished house includes a pool overlooking Lake Michigan, an elevator and a media and recreation room, The Real Deal previously reported. 

Heritage sold the mansion for $9.5 million in 2021, property records show. Milena Birov, an agent with @properties, represented both Heritage and the buyer on that transaction. Birov confirmed the Dec. 31 sale to TRD, and said she represented the seller, but declined to comment further.

The previous owner paid $247,773 in property taxes in 2024, according to county tax records.

Because the deal was made off-market and the sale has not been entered in the Multiple Listing Service, the buyer’s agent is unknown.

The $10.5 million price tag makes it the third highest-priced sale on record in Kenilworth. The top spot is held by the home at 219 Sheridan Road — a lakefront estate that sold in October for $14.5 million. In 2020, another newly built Heritage Luxury Homes house sold for roughly $11.8 million, the second-highest price in the village’s history. 

The Birovs have been active on the Kenilworth lakefront more recently. In September, Heritage Luxury Homes paid $6.8 million for a 1.6-acre, two-parcel property at 501 Sheridan Road. The firm split the parcels and is building two new spec mansions on the site. The larger home, at 501 Sheridan Road, is a 17,000-square-foot lakefront mansion asking $16.8 million, expected to be completed in 2027. The smaller home, facing Sheridan Road with no lake frontage, is 11,000-square-feet and pegged at nearly $6 million. 

The latest eight-figure deal reinforces the enduring premium of newer high-end North Shore properties after a strong 2025 for lakefront luxury homes. Nearby, Winnetka was the site of record-breaking sales in 2025, with two lakefront homes selling for more than $30 million each. So far this year, three homes have sold for more than $5 million on the North Shore. 

In Lake Forest, the home at 347 Bluffs Edge Drive sold for $8.3 million in March. An off-lakefront Glencoe spec mansion built by Lux Builders sold for $7.3 million in March, and another non-lakefront home in Winnetka sold for $5.6 million in February.
