A fully furnished penthouse at the St. Regis Chicago hit the private market on Thursday, asking $11.5 million.
The 5,900-square-foot, four-bedroom, five-bathroom condo is one of the most expensive offerings at the luxury Chicago tower at 363 East Wacker Drive in years. It’s being offered fully furnished, with custom finishes and designs by the owners, said Rafael Murillo, their agent. The 76th-floor penthouse was put on the Chicago-area Multiple Listing Service’s Private Listing Network on Thursday, said Murillo, a Compass agent who specializes in downtown luxury homes and has sold several units at the St. Regis Chicago.
The sellers, Alessandra and Johannes Pinto van Zuydam, are based in Europe and linked to Le Creuset, the privately held French cookware company, The Real Deal previously reported. They purchased the condo for $8.3 million in 2024, making the asking price a 39 percent markup from the last deal.
The sellers spent the last year designing and renovating the condo with furnishings by designer brands and wall coverings from Armani/Casa, Murillo said. The finishes include slabs of marble imported from Italy and custom steel-framed doors in the parlor, he said.
The custom design is a rare upgrade from the other St. Regis Chicago penthouses, which have been sold in the original developer condition, Murillo said. The turnkey nature of the unit means buyers don’t need to spend time on a custom build-out, he said.
“For many buyers, especially those relocating or maintaining multiple residences, time is the ultimate luxury,” he said.
That position is reflected in the $11.5 million price, which, if reached, would make it the most expensive downtown luxury condo to sell in the last three years.
The priciest St. Regis Chicago condo sale on record was a 10,000-square-foot duplex penthouse that sold for $20.6 million in 2022. Another penthouse on the 92nd floor has been previously listed at $18.5 million. It’s currently part of a bulk offering being marketed by Dalian Wanda Group, an early investor in the building’s construction.
Completed in 2020, the 101-story St. Regis Chicago has 393 units and a 192-key hotel operated by Marriott International.
The latest listing will test the appeal of a luxury downtown Chicago market that is seeing signs of life after years of sluggish sales and falling prices, as luxury buyers shifted toward other cities, North Side neighborhoods and the suburbs.
Murillo said the asking price was influenced by the sale last year of a penthouse at 4 East Elm Street that garnered $10.1 million. Another St. Regis condo, which was bought by Siri co-creator Dag Kittlaus, closed for $9.3 million in October, property records show.
The owners split their time across multiple global homes, Murillo said, and they are selling the St. Regis penthouse because they’re not spending enough time in Chicago to hold onto it.
Murillo said the unit is likely to appeal to a “design-conscious, global buyer.” Luxury buyers, both international and from other states, have shown an increased interest in downtown Chicago recently, Murillo said. They are often looking for seasonal homes to visit Chicago during the spring and summer.
