Willow Bridge is set to add 297 more apartments to its CityGate Centre campus in Naperville.
A study by the Dallas-based infrastructure consulting firm AECOM on the I-88 business corridor stated that the complex has a vacancy rating of 5 percent. Due to the success, Willow Bridge wants to double down on the area by adding 300 luxury apartments to the existing 285 units already built, according to the Daily Herald.
The new multifamily building is set to be four stories high and surround a parking garage. The CityGate Centre features a mixed-use campus, full of offices, restaurants and Hotel Arista. Projected rents for one-bedroom apartments range from $1,900 to $2,400, and jump to $3,000 to $4,000 for two bedrooms. The apartments are specifically designed to attract young professionals, according to the outlet.
The plans haven’t been met with unanimous praise, however. Commissioner Meghna Bansal voted against the development’s proposal, citing density zoning on the site, according to the outlet. It still appears like the plans are going to go through mostly undeterred, as a majority of Naperville planning and zoning commissioners endorsed the development.
It isn’t the only housing addition in Naperville recently. The site of a cancelled data center development has a proposal for 260 townhomes and rowhouses. Pulte Homes and an affiliate — Franklin 1960 Lucent Lane LLC — are looking to build just south of the Nokia campus on Lucent Lane. According to a staff memo, parts of the plan might include apartment buildings. Other buildings have changed hands in less than a calendar year, like the 640-unit complex that was picked up by the Solomon Organization for $136 million.
Documents outlining the development plan state that it would help the city rejuvenate the I-88 corridor. Building new homes would diversify the housing stock, lead to a larger property tax base, and provide support for new jobs in the area.
