ZSD is planning a building that features family style condos, with four bedrooms minimum in each unit.
The development, dubbed 1282 Washington on West Washington Boulevard, has pre-sold 12 of the 16 total condos the building will allow for, according to Crain’s. The price per unit sold spanned $1.75 million to $3.2 million, with the remaining four up for a range of $2 million to $3 million. Every unit will have some outdoor space, according to the outlet. The building itself will span five stories. The site was previously owned by a toy company and spans 18,000 square feet.
One of the key enticements of the new development is its proximity to local school districts in the West Loop. Mark T. Skinner Elementary West is only about two blocks away from the development, the outlet reported, and it has a stellar reputation in the city. Chicago-based ZSD shelled out $5 million for the site in April, and received a demolition permit for the previous building on June 17, and construction is expected to be completed in the fall of 2027.
The Loop writ large is undergoing sweeping changes as some building owners and developers fold their office space centric hand. The pandemic’s move to hybrid work schedules and departures of key retail and office space tenants have gutted the area, as tenant after tenant diminishes their office space, leaves for a trophy office or moves fully remote.
Several developers are seeing success with mixed-use redevelopments of long standing office buildings. Mike Reschke and Quentin Primo’s series of plans for unused office space conversions into luxury hotels and apartments, as well as their redevelopment of the Thompson Center for Google, could be a much-needed adrenaline shot for the Loop. Downtown rents are still spiking, and buildings are changing hands at steep discounts, but the area shows promise as it moves into a post-pandemic environment.
