An affiliate of industrial real estate investment trust Prologis snagged a 25-acre parcel of land in the Chicago suburb of Glendale Heights, with plans to transform it into a pair of warehouses for $100 million.
The parcel sits at 375 Army Trail Road, and used to belong to New York-based broadcasting company Audacy, according to Crain’s. Audacy used the site to host a transmission tower for local AM radio stations WBBM and WSCR. Prologis is betting that record-low industrial space in the Chicagoland area signals a need for demand, and is moving forward with the $100 million plan for two warehouses totaling 454,000 square feet, according to the outlet. The price tag includes the funds needed to purchase the land.
Audacy marketed their space for sale as part of a Chapter 11 bankruptcy proceeding that finished in 2025. The radio stations’ ability to broadcast appears safe, however, as InsideRadio reports that FCC filings indicate that they’re moving to transmitters in Des Plaines, alongside Salem Media Group’s WYLL Christian radio transmitter.
San Francisco-based Prologis said that the site stands out for its size and location within the Chicago area in a statement. Higher borrowing costs around the area have made proximity to core markets and submarkets absolutely critical for new industrial developments in the area. Prologis senior vice president and investment officer Josh Zemon said in the statement that construction on the warehouses will begin later this year.
The company owns 79 million square feet across 341 industrial properties in the region, according to company marketing materials. Globally, they own 1.3 billion square feet across 20 countries, and they estimate that 1.15 million people work in a Prologis facility daily. Industrial activity in the Chicago real estate market has slowed to a crawl, but the industrial REIT giant’s success could spur additional activity across the region.
