UrbanStreet targets former Motorola office for residential conversion

Developer seeks to turn the iconic Schaumburg office space into a 300-unit apartment complex, adding to the growing District at Veridian

UrbanStreet Group is planning a residential conversion of an atrium office building that used to house Motorola, as part of Schaumburg’s the District at Veridian development.

During an informal presentation with village officials, UrbanStreet managing partner Bob Burk said that converting the six-story, 360,200-square-foot building would be a “poster child” for redevelopment creativity, according to the Chicago Daily Herald. The project also includes the construction of a sister building that would reach as high as four stories, giving space for the complex to have around 300 units. 18 row houses will connect the complex to D.R. Horton’s Northgate at Veridian development.

Schaumburg-based UrbanStreet purchased the old Motorola campus a decade ago, and shovels broke dirt on the $1 billion  District at Veridian megadevelopment last fall. The new apartment complex at the former Motorola building will be followed by a 30,000-square-foot building set for retail, a parking garage and a 150-key hotel. 

The first building in the District at Veridian, a nine-story apartment building, is getting closer to polishing off construction efforts. Over the next couple of weeks, Burk plans to announce the ground floor entertainment and restaurant tenants. Previous timelines had the first phase finishing up construction by early 2027. 

In 2025, UrbanStreet locked in a $94 million construction loan from Bank OZK for the first phase of the wider 225-acre former Motorola campus. Cost projections for the first phase were pegged at $175 million. The aim of the development is to give Schaumburg a walkable, “mini-urban” downtown element, essentially bringing perks of living in a city to the suburbs. 

Fresh Market is the anchor for the first phase of the wider development, and is expected to include 321 apartments and 60,000 square feet of space for retail. Subsequent phases are set to massively expand the retail space to a final 200,000-square-foot tally and have upwards of 600 residential units.
