Downtown Brooklyn leads NYC in new resi units

Bronx is top Big Apple borough with most apartments in pipeline

Residential developers have big plans for Downtown Brooklyn.

That neighborhood, which has more than 69,000 residents, is slated to see over 1,300 residential units across nine projects added to the neighborhood, which ranks no. 1 among the neighborhoods, analyzed by The Real Deal, with the most residential units underway. 

TRD took a look at new building permits filed with the New York City Department of Buildings from June 14, 2024, through June 10, 2025, in Queens, Brooklyn, the Bronx and Manhattan. Developers file applications for these permits when they hope to construct new structures, though sometimes these plans change or fall through.

Overall, developers over the past year planned to bring more than 19,300 units to these four boroughs across 433 projects, the permit data show. That means just under 7 percent of these overall proposed units are in Downtown Brooklyn. However, East New York tops the ranking with the most projects — 16 — in the pipeline overall. East New York has the fifth-most number of units underway.

The largest of the Downtown Brooklyn developments is 376 Schermerhorn Street, which is part of Alloy Development’s all-electric project that includes 505 State Street and 101 Flatbush Avenue. The mixed-use building on Schermerhorn will span about 640,000 square feet and stand 63 stories tall. It will house 583 apartments.

Following Downtown Brooklyn, Crotona Park East has the second-most amount of planned units among the four boroughs filed over the past year. It is expected to have nearly 1,100 new units added to its inventory, according to TRD’s analysis.

The Bronx edged out Brooklyn, the city’s most populous borough, for the most units underway by borough. Developers are planning to add about 7,200 units to the Bronx, while Brooklyn is expected to see about 6,100 units added.

All of the top 10 neighborhoods with the highest numbers of planned units are in the outer boroughs: four are in the Bronx, three are in Queens and three are in Brooklyn.

The Manhattan neighborhood with the most residential units planned is the Upper East Side, with 302 units across three projects — bringing it to 18th in TRD’s ranking.
