Small lot home developments planned across LA County

Los Angeles is about to get a whole lot of small lots.

Down in San Pedro, Mesa Properties is planning a 22-unit small lot complex. Located at 1803 South Mesa Street, the plot of empty industrial land measures 26,706 square feet, according to property records. Mesa Properties purchased the parcel in 2003 for $200,000.

Over in Sunland-Tujunga, 13 mini homes are planned for a plot of land on the corner of McGroary Street and McVine Trail, according to city documents filed by Albert Davitian. A single-family home and a private school currently sit on the parcel, and would remain there under project plans. Davitian has ties to Ara Aghakhani, the owner of a business management consultant based in Burbank, through the Creemore Joint Venture LLC.

And finally, in the Elysian Valley, colloquially known as Frogtown, Haven Realty Capital is planning a 30-unit small lot division on a parcel of eight addresses on the block between Denby and Coolidge Avenues. The development would include two designated affordable housing units, as well as 67 parking spaces.

Haven filed a request with City Planning for a height density bonus. The firm is working with the architects of Modative, which has experience designing small-lot homes, Eastsider L.A. reported in March. The residences will have ground-floor working space and two upper residential floors.

Currently, the lot is occupied by several single-story industrial buildings, according to an environmental review.

Haven, an L.A. based firm, specializes in building housing in working class neighborhoods, and focuses largely on converting foreclosed homes into rental properties. The firm bought the Coolidge Avenue industrial properties for just under $3 million in 2015, according to CoStar.

Small lots were made legal in the city of L.A. in 2005. Since then, more than 2,000 small homes have been constructed and more than a handful of projects are currently in the works.

In the San Fernando Valley, former broker Michael Chang is planning a 48-home complex on a 1.4-acre lot bounded by Sunland Boulevard, San Fernando Road and Ratner Street. And in Woodland Hills, developer David Spiegel’s small lot development will have 51 units.
