Never underestimate the appeal of cuteness when selling a house.

In a new listing video for an $18.5 million West Hollywood mansion, real estate agents Ben Bacal and Ness Krief hired an unlikely — and also, the cutest — actor to be the estate’s gregarious host, Sherlock Bones.

Here’s the premise of the short film: Bones, portrayed by Aqua the Instagram-famous corgi, inherits the 9,400-square-foot pad overlooking Sunset Strip from his late human parent, to the dismay of her human children.

With starchy collars and a striped tie, Bones arrives at his lavish abode in an appropriate manner — via a shiny Rolls-Royce. At his new home, the four-legged man of the house chooses wines from his giant cellar, takes advantage of his media room with a screening of “Lady and the Tramp” and throws a fabulous pool party with guests both human and canine.

And as for the 2,000-square-foot master bedroom suite, he has guests of another nature…
