In Los Angeles, “Cranes in the Sky” is more than just a popular Solange song — it’s the reality for anyone driving around the city. And construction is costing developers a pretty penny, according to an analysis of building permits for new construction filed with the city’s Department of Building and Safety. The city’s OpenData office was also used for research.
Here are the most expensive construction permits — by dollar value of planned work — that were approved in November.
The Epic: $111.93 million
West Los Angeles-based Hudson Pacific Properties had by far the most expensive permit approved last month at nearly $112 million. The office building planned at 5901 Sunset Boulevard, dubbed The Epic, is set to rise 15 stories and include 274,000 square feet of office space above 26,000 square feet of ground-floor retail. The Gensler-designed project is being carried out by Hathaway Dinwiddie Construction Company and is expected to open in early 2019.
Modera Hollywood: $53.8 million
Next on the list was Millcreek Residential’s Modera Hollywood project at 6709 W. Selma Avenue in Hollywood, which gained approval for a $53.8 million permit last month. The project is slated to deliver 248 apartments above 12,800 square feet of retail space by the spring of 2019, according to the company’s website. MCRT California Construction is building the Togawa Smith Martin Residential-designed project, which will span three towers at 1600-1610 Highland Avenue, 1600-1622 North McCadden Place and 6757-6761 Selma Avenue.
Century Plaza Hotel: $37 million
It looks like the $2.5 billion Century Plaza Hotel is finally getting close to completion. The Woodridge Capital Partners project secured a nearly $37.1 million permit last month, as it carries out the second phase of redevelopment on two 46-story condo towers and a 400-key hotel at 2025 Avenue of the Stars. Harley Ellis Devereaux is designing the project, and Webcore Construction is building it. If all goes according to plan, the building will debut its 227 condo units and 100,000 square feet of retail and restaurant space by early 2018.
11036 W. Moorpark Street: $17.4 million
Over in Studio City, developers Frost/Chaddock were granted a permit last month to construct a five-story building with 96 apartments at 11036 W. Moorpark Street. The apartments will rise above ground-floor retail space and subterranean parking, constructed by FCE Moorpark. Reed Architectural Group is designing the 57,300-square-foot project for the West Hollywood-based developers.
The Clarendon: $16.4 million
Housing developer AMCAL rounded out the list after receiving approval last month for a construction permit valued at $16.4 million. The Clarendon, a 335-apartment community at 22055 – 22121 Clarendon Street in Woodland Hills, is expected to be completed in 2019. AMCAL General Contractors is building the market-rate complex, designed by Architects Orange.
