Encino retail landlord wants to convert a strip mall into offices

Family trust purchased the complex in 2005 from Nim Enterprises

An Encino retail landlord wants to switch things up and convert a strip mall into offices.

Ira Pouratian, the Beverly Hills-based owner of 17287 W. Ventura Boulevard, filed plans with the city on Monday to convert the corner strip mall. The complex is about 83,000 square feet.

Current tenants include a Crossfit gym, Christies Real Estate office, Subway, and a “children’s fitness center,” according to signage dating from early last year. Pouratian’s family trust purchased the complex in 2005 from Nim Enterprises, an Encino-based company.

Encino has seen more residential development recently than office or retail, including on Ventura Boulevard. Less than a half mile away at 17017 W. Ventura Boulevard, TriStar Realty Group is planning  an assisted living and health club complex.

A 114-unit project is moving forward at 16161 W. Ventura Boulevard, despite some community opposition. Still further east, DKN Hotels is planning a 158-key hotel at 15485 W. Ventura Boulevard.

And despite her legal troubles over alleged financing of the sex cult Nxivm, Seagram beverage company heir Clare Bronfman is planning a five-story, 46-unit residential building at 4717 N. Libbit Avenue.
