A local developer wants to build a medical office and retail complex with ground-floor retail near Huntington Hospital in Pasadena.
The four-story building would rise at 650 S. Raymond Avenue, according to Urbanize. The medical office portion would comprise 35,000 square feet, with a ground-floor retail part spanning 3,400 square feet. There are 125 parking spaces included below ground.
The property now houses a single-story industrial building dating from the 1960s. It is owned by an LLC tied to Dr. William Caton, a neurosurgeon who owns the building next door. The LLC purchased the 650 S. Raymond Avenue property in 2017 for $3.2 million.
The Pasadena Design Commission, which reviews proposed development projects, recommended in a May 14 report the developer add canopies, create a “more expressive roof” and incorporate ground-floor setback areas. The architect is Santa Ana-based Enter-Arc, Inc.
Pasadena is seeing a steady flow of office and residential development, and leasing deals. At least two technology firms have signed large leases in the city this year. A biometrics firm is inked a lease for 54,800 square feet at an office owned by Greymark Capital and Blue Vista Capital Management.
