Here are the priciest resi sales in LA County last week

The top 5 combined for $170M, with Bruce Makowsky’s Bel Air manse accounting for over half the total

On an average week, a $27 million home sale would likely rank as the priciest in Los Angeles County. But this was no average week.

At $94 million, Bruce Makowsky’s “Billionaire” spec mansion in Bel Air easily topped the list.

While Makowsky sold his creation at a steep discount from its original asking, the owner of the home that sold for $27 million — it’s near “Billionaire” — had purchased the property for $16 million.

In total, the top five homes that sold in county last week combined for $170 million.
The information was compiled from the Multiple Listings Service via Redfin, from Oct. 22-28.

924 Bel Air Road | Bel Air | $94M
Almost three years after Bruce Mackowsky put his trophy 38,000-square-foot behemoth on the market for $250 million, he closed a deal for considerably less. Many brokers argued “Billionaire” was overpriced from the start. By January, Makowsky had dropped his ask to $150 million. He has said he spent $61 million to buy and build the home.

The 12-bedroom, 21-bathroom Bel Air Road monster spans almost its entire lot and rises four stories. There’s a helipad, an 85-foot-long swimming pool, a 40-seat home theater, a four-lane bowling alley, and fully stocked wine and champagne cellars. It has five bars, three kitchens and another 17,000 square feet of outdoor deck space surrounding the house and on its roofs. Branden and Rayni Williams with Hilton & Hyland represented Makowsky. Ben Bacal with Revel Real Estate represented the buyer.

800 Nimes Road | Bel Air | $27M
Two houses from Billionaire — on the other side of Raj Kanodia’s own spec manse — is this nearly 8,000-square-foot home on 1.3 acres. A year ago it sold for $16 million. The five-bedroom, six-bathroom home dates from 1951. The Williamses also represented the buyer and seller on this property, whose per square foot price came out to $3,400. Branden Williams said the property was purchased as a development opportunity,

609 Palisades Beach Road | Santa Monica | $19.4M
This 10,700-square-foot beach house sits about a mile north of Santa Monica Pier on the state beach. The home hit the market in January asking $21.8 million. Last week’s sale was the first since 2005, when it sold for $12 million. There are 10 bedrooms, 12 bathrooms, a backyard swimming pool, and a six-car underground garage. But that’s all secondary to the home’s beach access and the views from the backyard. Aitan Segal with Berkshire Hathaway and Bachir Ouedia with Douglas Elliman represented the seller. Segal also represented the buyer.

709 N. Arden Drive | Beverly Hills Flats | $15.4M
This circa-1939 home is modeled in a style reminiscent of a European villa. The backyard of the roughly half-acre property is lined with hedges and has a guest house surrounded by a formal garden. The main house is about 7,800 square feet with six bedrooms and 6.5 bathrooms. James Harris and David Parnes with the Agency represented the seller, while Douglas Elliman’s Brendan Fitzpatrick represented the buyer.

12921 Marlboro Street | Brentwood | $14.5M
A five-bedroom, nine-bathroom home on a corner lot just up the street from Brentwood Country Club. The 9,800-square-foot home was built in 2001 and last week’s sale was its first since then. The home was on the market for a month and sold for $1 million under its asking price. The hedge-lined backyard has a pool and a guesthouse. David Offer with Berkshire Hathaway represented the seller and Arielle Passy with Compass represented the buyer.
