Relevant Group plans 87-unit apartment complex in South LA

The developer is adding to its affordable housing projects while also creating a hotel empire in Hollywood

Relevant Group wants to build an 87-unit apartment complex in South Los Angeles, adding to its affordable residential portfolio while it pursues several hotel development projects in Hollywood.

The company filed plans to demolish an existing structure at 4225 S. Broadway, in order to make way for the new development, property records show. The development site includes a vacant lot and a warehouse that Relevant picked up for $1.5 million in July.

For the new project, all of the units will be reserved for affordable. The filing was made through 4225 S. Broadway Partnership LLC. Richard Heyman, managing director at Hollywood-based Relevant Group, signed the documents. He did not immediately return calls for comment.

Relevant Group has also joined a handful of affordable apartment projects in Skid Row, mostly from nonprofit developers. In July, the company filed plans to build a 150-unit affordable complex there. The Coalition for Responsible Community Development also wants to build a 95-unit rental in the area, and the Weingart Center is constructing a two-building complex nearby.

In South Park, Relevant is planning to redevelop the century-old Morrison Hotel and build a 12-story addition, creating 473 hotel rooms and 100 apartments.

Relevant is also building a hotel empire in Hollywood, where it is developing three hotels and an event space, at the intersection of Selma and Wilcox avenues.
