California Landmark to replace Woodland Hills offices with 111 homes

Conversion would create clusters of three-story townhouses

California Landmark Group plans to convert a Woodland Hills office complex into a residential community with 111 three-story single-family homes.

The complex, located at 21241-21243 Ventura Boulevard just south of the 101 Freeway, consists of two office buildings that were built in the 1970s. The property totals more than 105,000 square feet of space and sits on nearly 4 acres. 

California Landmark plans to replace the complex, known as the Woodland Plaza Office Park, with 111 townhouses arranged in 22 clusters of four or six adjoined houses. The homes will range in size from two-bed, 2.5-bathroom dwellings with 1,405 square feet of space to four-bedroom, 3.5-bath properties with 1,847 square feet of space. The proposed community, with the project name of Ventura SLS, will have six homes set aside for low-income households to qualify for a density bonus, according to documents filed with the Los Angeles Planning Department.

The filings don’t indicate whether California Landmark plans to sell or rent the units. Renderings show the townhomes with Spanish-style architecture including tile roofs and stucco exterior walls.

The firm bought the property for $13.8 million in July 2021, according to a previous report from L.A. Business First. At the time, the company said that it planned to renovate the aging office complex by upgrading common areas.   

“Woodland Plaza is an ideal opportunity for us to reposition and provide a best-in-class option for users in this submarket, “ Ken Kahan, the head of California Landmark, said at the time.  

The company, which on its website describes itself as “one of Southern California’s most creative real estate developers,” operates residential communities in Marina Del Rey, Culver City and Century City. Its portfolio includes the G8 Apartments, a 230-unit complex in Marina Del Rey, and 3838, an 86-unit property in Culver City.  

The office-to-home conversion project adds to the number of planned residential properties in Woodland Hills, at the western end of the San Fernando Valley. In August, Emser International filed plans for an office-to-residential conversion at 6464 Canoga Avenue. Meta Housing is looking to build a 301-unit apartment complex at 21300 West Oxnard Street.
