Hidden Encino compound with five houses asks $27M

Owner of 90-year-old equestrian estate seeks to break area record for home price

A rustic 2.1-acre estate in Encino with an equestrian bunkhouse and stables has returned to the market for $26.5 million — $8.4 million off its initial asking price.

An unidentified seller has listed the 12-bedroom, 10-bathroom compound tucked far off the street at 4750 Encino Avenue, SFGate reported. If sold at that price, it would break the local record by $6.5 million.

Spread across two lots, the gated property includes two main houses, two guesthouses, a barn and bunkhouse, 13 fireplaces and a pub. The square footage of the compound, built in 1934, was not disclosed.

The property was listed in May 2022 for $34.9 million, then pulled from the market. It was re-listed late last month.

Both main houses have vaulted, wood-beamed ceilings and distinctive fireplaces. The two-story main house, with six bedrooms and five bathrooms, has a chef’s kitchen, dining room and bar that opens via French doors to a sun-filled courtyard.

The other home is a restored Mid-Century Modern house, with three bedrooms and three bathrooms, with floor-to-ceiling windows, exposed wood-beamed ceilings and a soaring stone fireplace, plus a recording studio.

There’s a wood-paneled billiards room with built-in bookcases. A remodeled kitchen and bar has vaulted ceilings and top-of-the line appliances. The compound also contains its own library.

There’s also a writer’s cottage, barn-style guesthouse and a workshop.

Outside, there’s a barn with a board-and-batten bunkhouse and horse turn-out, plus a duck pond and courtyard with a pool, spa and sauna.

The listing is held by brokers Aaron Kirman and Andrew Spitz of Christie’s AKG.

Several homes south of Ventura Boulevard in the south San Fernando Valley neighborhood have sought prices north of $20 million. In October, a typical home in Encino asked $1.4 million, according to Redfin.

In December, Cyrus Nikou, head of Century City-based Atar Capital, bought a new 19,300-square-foot mansion with a pickleball court and putting green at 3737 North Valley Meadow Road for $20 million, tying the local record.

In November 2019, Nick and Joe Jonas dropped $34.1 million on homes in Encino, setting then-neighborhood records. Nick Jonas and his wife, Priyanka Chopra, bought a 20,000-square-foot spread for $20 million in an off-market deal.

In November, Zedd, a disc jockey and record producer, closed on an 17,f00-square-foot mansion at 16036 Woodvale Road in Encino’s Royal Oaks for $18.4 million, a then-area record for a listed home. The 1-acre estate had asked $23 million.

In August 2022, “Buffy the Vampire Slayer” stars Alyson Hannigan and her husband, Alexis Denisof, traded the Peter Tolkin-designed Sherman Residence, with a 7,600-square-foot home on 3 acres at 4411 Noeline Avenue, for a then-record $16 million, the Los Angeles Times reported.
