Ed Niles-designed glass house in Beverly Hills has $35M price tag

Option to lease the mansion runs $59,000 a month

An ultra-modern glass house in Beverly Hills, designed by architect Ed Niles, has hit the market for just under $35 million.

An option to lease the 7,500-square-foot mansion at 1169 Loma Linda Drive is also available for $59,000 a month.

Coldwell Banker Realty’s Jade Mills and Roza Mehdizadeh have the listing.

The brokerage declined to name the seller. However, property records indicate the owner is an LLC tied to Daryoush Jadali and Esther Khalil.

Niles’ contemporary architectural style is often described as futuristic and fortress-like, with his unique designs marking the landscapes of Malibu and Beverly Hills.  

Niles told Architectural Digest in an interview last year his work draws inspiration from its surroundings.

“It doesn’t make any difference what it is,” Niles told the magazine. “I’m responding to it. So all this enters into an equation and how it comes out is what we call creativity.”

The Beverly Hills home counts six bedrooms and seven bathrooms, with an open floor plan, high ceilings and city views among its highlights. With walls of curved blue glass and steel, it offers expansive views of Los Angeles.

Other features of the mansion’s exterior include a courtyard, garden, infinity pool, terrace and six-car garage.

The Beverly Hills mansion has appeared in rental listings on and off since 2014, after it was purchased that year for $10.5 million, according to Zillow. Rent reached as high as $85,000 a month in June 2020, according to the listing site.
