Coast Meridian Properties wants to raze a defunct auto repair shop in Santa Monica to build a 69-unit apartment complex.
The Sherman Oaks developer led by Mark Farzan has filed plans to build the seven-story apartment building at 2307 Lincoln Boulevard, Urbanize Los Angeles reported. It would replace a commercial building.
Plans call for a seven-story building with 69 one-bedroom units above 1,800 square feet of ground-floor shops and restaurants. A parking garage would serve 59 cars.
Coast Meridian, founded in 2010, would employ density bonus incentives to allow a larger building than permitted by local zoning rules in exchange for an unspecified number of affordable housing units.
The white, charcoal and brown building, designed by Sherman Oaks-based Arcaforma, would be clad in stucco, wood and concrete, with exterior balconies.
It would include a central courtyard and a rooftop deck, with the first two floors dedicated to building amenities and local businesses.
The project will be presented to the Santa Monica Architectural Review Board. A staff report recommends approval of the design.
The development would be built to the south of Pacific Landing, an affordable housing development recently completed by Community Corporation of Santa Monica.
It’s also a few blocks to the north of a shopping center which Cypress Equity Investments hopes to redevelop with more than 500 homes, according to Urbanize.
