 A 1920s Bel-Air estate asking $46 million helped boost Los Angeles County’s signed contracts last week, but it wasn’t enough to offset an overall slowdown in deal-making.

Total signed contracts fell to 16 for the week ended Oct. 20, equating to $139.3 million in asking dollar volume, according to Douglas Elliman’s Eklund Gomes team’s weekly report. The Eklund Weekly Luxury Report LA tallies signed contracts of Los Angeles County homes listed for more than $4 million on the MLS.

The numbers compare with the prior seven-day period’s 28 signed contracts equating to $172.3 million in asking dollar volume.  

Last week’s top home under contract is located at 320 Saint Pierre Road and consists of a 15,000-square-foot main house with seven rooms. There’s also an 1,800-square-foot guest house and a separate movie theater.

James Harris and David Parnes of Carolwood Estates’ Bond Street Partners team have the listing.

Property and state records show the seller is a Miami-based LLC, managed by Florida real estate investor Peter Neary.  

Staff quarters with a separate entrance, two motor courts that can accommodate a combined 13 vehicles, a 65-foot swimming pool, a private vineyard and finishes that include stone and marble floors are among some of the home’s selling points.

Vineyards appear popular among buyers.

A Richard Landry-designed property on Mulholland Drive held the No. 2 spot among last week’s signed contracts, with an $11.5 million asking price and its own vineyard, according to the Eklund report.

Compass’ Angelo Fierro and Christie’s International Real Estate Southern California’s Aaron Kirman have the listing at 16405 Mulholland Drive.

Property records show notices of default sent in September to two groups, one a trust and the other TV writer and producer Glenn Gordon Caron of “Moonlighting” and “Remington Steele” fame.

The home is listed in the MLS as located in the Bel-Air-Holmby Hills area. The propertyhas alternated on and off the market since 2018, when it went up for sale with a $13.9 million ask, according to listing sites. It last sold for $7.8 million in 2010.

The four-bed, seven-bath home totals 8,500 square feet, on an over 7-acre lot.

It touts a 64-speaker screening room, hiking trails, sport court, treehouse, zip line and vineyard producing viognier, merlot and cabernet sauvignon, according to the listing.
