Advanced Properties eyes 51 affordable apartments in East Hollywood

Developer taps LA Mayor Karen Bass’ ED1 to gain faster approvals

Advanced Properties wants to build a 51-unit affordable housing complex in East Hollywood.

The Hollywood-based limited liability company led by Michael Eghbali has filed plans to build the five-story apartment building at 1301 North Alexandria Avenue, Urbanize Los Angeles reported. It would replace a vacant lot.

Plans call for a five-story complex with 51 one- and two-bedroom affordable apartments with no onsite parking.

Eghbali would employ L.A. Mayor Karen Bass’ Executive Directive 1 to streamline project approval. The order, signed in late 2022 and revised in March, applies to shelters and affordable housing projects in Los Angeles. 

The developer would also use density bonus incentives to permit a larger building than allowed by zoning rules in exchange for 100-percent affordable housing for mostly low- and moderate-income households.

The gray and charcoal project, designed by West Los Angeles-based California Development & Design, would have a rooftop deck and exterior balconies on at least two sides, according to renderings.  

Eghbali had previously entitled the site for a mixed-income, 16-unit complex using the Transit Oriented Communities incentives.
