Residential and commercial development expertise converged to bring a $45 million Bel-Air residence to market this week.
The newly built home is on the market from an LLC called ANR BLT Linda Flora, which is a partnership between ANR Signature and BLT Enterprises. ANR is a luxury residential developer behind a number of Southern California residences. Its partner on the property, BLT Enterprises, is a Santa Monica-based commercial developer.
The LLC paid $6.3 million for the property in 2019, according to property records.
Compass’ Ginger Glass will market the eight-bedroom, 11-bath estate at 1001 Linda Flora Drive.
The home comes in at over 15,000 square feet and sits on 1.7 acres. Views of the Getty Museum, the Pacific Ocean, Century City, Santa Monica and mountains come easy with the home’s 230 feet of frontage.
The floorplan has three wings designed in a triangle, with a central courtyard. Other highlights include a lounge, triangular infinity pool, entertainment deck and two elevators.
The listing comes amid several notable deals for the Westside neighborhood in recent months.
September saw Westside apartment landlord Neil Shekhter and his wife Margo Shekhter sell their Bel-Air Crest mansion at 2156 West Stratford Circle for $15 million. Honey co-founder George Ruan’s Bel-Air manse at 10721 Stradella Court fetched $112 million in an off-market deal. Honey helps consumers find online discounts with the use of its browser extension.
The month also saw the $26 million sale of a 30,000-square-foot spec mansion at 10979 Chalon Road, which was sold by developer Don Bolin.
Bel-Air is home to one of the market’s priciest listings in Casa Encantada, the home of late financier Gary Winnick and his widow Karen Winnick. The 60-room mansion, originally listed at $250 million, has seen two price cuts. The most recent was earlier this month when the asking price fell $30 million to $165 million.
