Beverly Hills leads LA luxe contracts out of election doldrums

Last week’s luxury home asking dollar volume nearly doubled to $157M

Beverly Hills led Los Angeles County’s luxury deal pick-up last week ahead of the Thanksgiving holiday and after the Election Day slowdown.

Homes under contract jumped to 23 for the seven-day period ended Nov. 24 with total asking dollar volume of $157.4 million, according to the Douglas Elliman’s Eklund Gomes team’s weekly roundup. 

The Eklund Weekly Luxury Report Los Angeles counts homes and condos under contract listed in the MLS priced at $4 million or more. Last week’s roundup is up from the 12 contracts equating to $81 million in asking dollar volume recorded for the seven-day period ended Nov. 17, according to Eklund Gomes.

The Trousdale Estates home at 534 Chalette Drive topped last week’s contracts with an ask just under $18 million.

It last sold in August 2023 for $15 million, with property records showing Jamaica, New York-based Kyra Group as the buyer. 

The Beverly Hills Estates’ Anthony Barillo and James Mather are the listing agents.

The six-bed, seven-bath home totals 6,231 square feet. It sits on about a half-acre lot, with eight olive trees leading visitors into the property’s motorcourt, as described in the listing. Inside the home are ocean views, a glass-blown sculpture by artist David Gappa and more than $100,000 in furniture and art that’s included in the listing price.

Beverly Hills, which is outside the City of Los Angeles and its Measure ULA tax, was also where last week’s second-largest home under contract is located. ULA applies a 4 percent tax on properties starting at $5.15 million and 5.5 percent on those $10.3 million or more.

The Mediterranean-style home at 1121 Marilyn Drive counts six beds and eight baths. It’s listed at nearly $11 million.

Property records indicate the home is owned by a Long Beach-based LLC. Carolwood Estates’ David Parnes and James Harris hold the listing.

It totals over 8,000 square feet with a two-story entrance, media room, gym, gardens and barbeque area.
