Wilshire Skyline wants to build a 52-unit apartment complex straddling Beverly Hills and L.A.’s Beverly Grove.
An affiliate of the Beverly Hills-based developer has filed plans to build the eight-story complex at 412 North Oakhurst Drive, Urbanize Los Angeles reported. To make way for the project, the developer would demolish a three-story, 15-unit apartment building.
Plans call for 52 apartments above a parking garage for 66 cars — split between 12 apartments located in Beverly Hills and 40 located in Los Angeles.
The developer would employ density bonus incentives through Assembly Bill 1287 to build a larger building than zoning rules allow in exchange for affordable housing. In Beverly Hills, three of the units would be set aside as affordable for very low-income households.
The status of its Los Angeles-side approvals, and the number of affordable homes planned in L.A., is unclear. It’s also not clear what would become of the tenants of the apartment building currently on the site.
The project, designed by Culver City-based SPF:architects, includes a striking zig-zag screen in front of the Oakhurst-facing windows. The building would feature a courtyard and a rooftop deck.
Wilshire Skyline plans to build a larger mixed-use building with 56 apartments at 9229 Wilshire Boulevard, according to Urbanize.
The developer, founded in 1973 by Eugen and Raphy Nissel, owns properties in Malibu, Santa Monica, Beverly Hills, West Hollywood and Hollywood, according to its website.
Five years ago, it completed a $10 million restoration of the century-old Commodore of Hollywood, a Mediterranean Revival extended-stay apartment building now known as The James Hollywood.
